Henderson Roche are delighted to offer to the market the beautiful, character property situated in Dollarbeg Castle. The Old Keeper's Cottage forms a wing of the castle and occupies two floors with a spiral staircase in the turret to the first floor.

The ground floor comprises a spacious dining kitchen, lounge and bedroom with a glazed door out to a small patio area. There is also a convenient WC on this level.

The level of finish throughout the property is high, with quality appliances and finishes. The windows are double glazed timber sash and casement with deep windowsills. Flooring is mainly solid wood with the bedrooms on the first floor carpeted and the kitchen and bathrooms tiled.

Upon entry to the property via the private door you are immediately in to a small entrance vestibule, with tiled flooring and space for outdoor wear. The carpeted spiral staircase rises to the first floor and a glazed door leads to the inner hall on the ground floor. All rooms on the ground floor are then accessed off the hallway via solid oak doors.

The kitchen occupies the corner of the building and includes dual aspect windows over the entrance and car park. The flooring is tiled and there is a good range of base and wall units in wood with granite worktop. Integrated appliances include Siemens oven, Bosch 5-burner stainless steel hob and extractor, fridge, freezer, washer/dryer and dishwasher. There is ample space for a dining table.

The lounge is a spacious room with views to the grounds. Again the flooring is solid wood and the walls wallpapered. Downlights provide further lighting.

Bedroom 3, which was utilised as a second sitting room by the current owner is again a spacious room with wooden flooring, neutral decor and 2 pretty windows towards the ceiling. A glazed door leads out to a patio area which would be lovely for evening dining in the summer months.

Back to the internal hallway is a convenient WC, tiled in neutral tones and comprising a white suite of wash hand basin with vanity mirror and WC. A chrome towel rail completes the room.

A generous cupboard is located on this floor housing the electricity meter and provides ample space for cleaning appliances.

Up the carpeted spiral staircase to the first floor where two further bedrooms and the family bathroom.

The hallway can be divided giving privacy to the two bedrooms, the master having the family bathroom as an en suite and bedroom 2 with its own en suite. The master has beautiful views over the grounds of the castle and has carpeted flooring and ample space for bedroom furniture. The family bathroom has both a large bathtub and a separate shower cubicle with power shower within. The flooring and walls are tiled to half-height with neutral emulsion above. There also includes shelving or towels and toiletries and a large walk-in cupboard with shelving for further storage.

Bedroom 2 is a pretty room with dual aspect windows and fitted double wardrobe, which is shelved and railed. The flooring is carpeted and the walls papered. The en suite is a convenient space with neutral tiling and a white suite comprising WC and vanity sink. There is a good shower cubicle again with power shower.

Two further cupboards complete this floor, housing the boiler and hot water tank. The boiler was replaced in 2014 and was chosen for its reliability as the owners needed a low maintenance option when they were not living in the property. They also have HIVE technology to operate when not at home to regulate the heating.

Externally there is ample parking directly at the property. Residents have use of the private grounds surrounding the castle and can enjoy woodland walks and real privacy.

There is an alarm system in the property which has been regularly serviced and maintained.

Sky TV is accessible via a communal dish.

There is also a large loft in the property with a substantial boarded area.

A factor maintains the grounds and any communal areas, water, waste and buildings maintenance and insurance are also covered by a £135.00 per month fee.

This is a fantastic property in a desirable building within the beautiful historic Dollarbeg Castle. Only a few minutes’ drive in to the village of Dollar and with the Dollar Academy school bus stop close by it is close to amenities while retaining a feeling of privacy and remoteness.
